01 / Investment thesis

Apartment communities,
bought at the right basis.

A great city does not make every building a great investment. We separate where we want to own real estate for the next ten years from what we are willing to pay for it today.

01

Affordable housing

Project-based Section 8 and tax-credit communities, where durable demand and operational detail create a lane for experienced ownership.

02

Workforce housing

Apartment communities for the people who keep a city running. We are comfortable solving deferred maintenance and operational complexity.

03

The right basis

A price that works on the day we close—not only on the day a pro forma says it will. Basis is measured against cash flow, debt, and replacement cost.

04

Patient capital

Fixed-rate, assumable, agency, or appropriately structured bank debt. A recovery can be upside; it should never be the only plan.

02 / The discipline

Most opportunities
should be a no.

Roughly a thousand listings and broker emails cross our desk each month. A handful become an offer. The rest get a clear reason.

01

Start with the source

We rebuild the story from the rent roll, trailing financials, taxes, debt, and physical condition—not the headline cap rate.

02

Underwrite the downside

Economic vacancy, realistic expenses, and today’s financing go in before future growth gets credit.

03

Protect the basis

We compare all-in cost per door with replacement cost and the debt that must be cleared.

04

Be willing to pass

An offer we are comfortable losing protects our partners and keeps us ready for the next opportunity.

03 / Portfolio

Long-term holds.
Operated by our team.

Representative communities from the current portfolio. Future investment stories will document the original thesis, operating work, and capital events without reducing the story to a quick exit.

Why we bought it. What changed. What patience may unlock.

Founder & Principal

Arun Santhanam, Founder and Principal of Century Capital Management

A number is only as good as the query behind it.

Arun spent nineteen years at Oracle building data warehousing and business-intelligence platforms. He now underwrites a trailing twelve-month statement the way he once debugged a report: by tracing every line to its source.

He has invested in real estate since 2018 and formed Century Capital Management in 2021 to buy and operate apartment communities with partners. Earlier, five years running fitness franchises in Irving and Dallas supplied a practical education in payroll, leases, and landlords.

05 / Investor notes

The long view,
without the noise.

Investor notes from the field: what passed underwriting, what did not, and what we are learning as owners. No fixed schedule. No filler.

Useful by design. A practical framework now, followed only by notes worth opening.
